Rio Percey ESTATE

SURFACE AREA: 3,750 hectares

LOCATION: the estate is located 10 km from the city of Esquel and 20 km from the local airport (2 1/2 hours by plane from Buenos Aires with several flights available per week). It is 300 km from Bariloche and 1,900 km from Buenos Aires by car on a paved road. You reach it by taking the road between Esquel and Trevelin.
It's 5 km from Esquel and at that point another 5 km on a dirt road.

GENERAL CHARACTERISTICS: it is a rectangular estate whose sides measure 7 km and 5 km (the primary axis runs from North-East to South-West) located in the Patagonian pre-Cordillera and Cordillera. It has two well-defined and distinct sectors divided by the Percey river which runs diagonally across the property in a North-South direction extending approximately 8 km.
The Western sector represents close to 60% of the entire estate. It’s the highest and most wooded area of the estate. It rises to 1,200 meters above sea level and runs into a "lenga" forest.
The sector where the main building is located is on the lowest part of the estate and the land is mainly pastures with some wooded areas.
Part of the Carao lagoon touches the North-East angle.

CONSTRUCTION: the perimeter is enclosed by a wire fence and divided into ten plots with other smaller enclosures. The main house has 4 bedrooms, a kitchen, dining room and bathroom, with one room used for storage and another containing the motor and pump for electricity and water. Given the proximity of the city of Esquel the current owners only use this house from time to time so there are a few things lacking: repairs, paint and other things. Gas and wood are used as fuel for the kitchen and heating water; the latter is abundant in this area and very cheap. There is a house for the administrator with two bedrooms, a kitchen and bathroom. There is also a wooden barn in good condition, which used to be used for shearing sheep (2,500 animals).

ANIMAL FARMING: the estate currently operates with 120 cows with a capacity that can easily go up to 250 breeding cows, given its fodder production and subdivisions.

REFORESTATION: the estate has 800 hectares that have been replanted with pines of various ages between 4 and 15 years old.
